Phase I Environmental Site Assessments (ESAs) have become an important part of the commercial/industrial property transfer process. Environmental laws and regulations impose environmental liability on property owners, past and present. An environmental assessment conducted by a trained professional is recommended and in some cases may be required prior to the transfer of a property. ESAs are conducted to identify any activities or conditions, past or present, that may represent a "recognized environmental condition" according to ASTM E 1527-05.
